Counting down to the 2018’s Minimum Energy Efficiency Standards (MEES) regulation

On the 1st of April 2018, the Minimum Energy Efficiency Standards (MEES) regulations will be coming into force, all the properties in the private rented sector are required to have a minimum energy performance rating of ‘E’ on their Energy Performance Certificate (EPC), indicating the fulfilment of 39 or above Standard Assessment Procedure (SAP) points of energy efficiency.

Implications

The penalty for renting out a property for a period of fewer than three months in breach of the MEES Regulations will be equivalent to 10% of the property’s rateable value, subject to a minimum penalty of £5,000 and a maximum of £50,000.

After three months, the penalty rises to 20% of the rateable value, with a minimum penalty of £10,000 and a maximum of £150,000.

Landlords who are addressing their obligation to meet the MEES regulations and compliance will likely benefit the most.
